Property Tax Appeal Process

    Property tax is one of the oldest forms of taxation simply because it comes with is own collateral built in.  In Colorado  Property tax is assessed on a two year cycle and adjusted to reflect actual market value.  For residential property only the Market approach or sales comparison  is permitted and the appraisal date is June 30th of the last even numbered year.  Value is assessed every January according to the condition of the property and that value is used to calculate the tax. 

 

So a new house completed in December of 2020 would be assessed as it existed on January 1, 2021 (the new finished house) according to what that house, hypothetically would have sold for the previous June 30.   Every May the assessor sends notices of value reflecting the value we have for your property.  The month of May is the time for you to tell us if you think it's wrong.  We have attached a link to a video to help in your appeal.  I think you'll find it useful.
